Horizon West was planned as a series of connected villages around Hamlin Town Center, each with its own schools, parks and character. It is where most of West Orlando's new construction lives, and where builder incentives change the math month to month.

Who it fits: buyers who want new build warranties, new schools and resort style amenities without Windermere pricing. Who it does not fit: buyers allergic to construction noise, HOA structure or the sight of a crane. For mature trees and history, look at downtown Winter Garden instead.

It fits buyers who want new construction and Disney proximity via the 429. The honest tradeoffs are construction activity, growing traffic and HOA structure everywhere.

How much does a home here cost in 2026?

The Hamlin area median runs near $590,000, with townhomes starting lower and larger new builds and pool homes going well past $800,000. Builder pricing and incentives move month to month, which is one of the main reasons to bring your own representation.

What is Hamlin Town Center?

Horizon West's retail and dining hub: shops, restaurants, a waterfront and a movie theater, minutes from most of the villages. It is the closest thing the area has to a downtown, and proximity to it is starting to show up in resale values.

New construction or resale?

New construction gets you warranties and incentives but often base pricing plus expensive upgrades and a wait. Resale gets you completed upgrades, fenced yards and established streets, often at a better effective price.
