Clermont sits on the Lake Wales Ridge, which is why it has hills in a state famous for not having any. That elevation, the Chain of Lakes and a genuine historic downtown are the three things people move here for.
Who it fits: buyers who want more land and more elevation than West Orlando gives them, families who will use the South Lake Trail and the water, and anyone who would rather drive a bit further than pay Windermere prices. Who it does not fit: buyers who need to be fifteen minutes from Disney or downtown Orlando. That is what Horizon West and Windermere are for.
What changes the price here.
Clermont is less uniform than a master planned community. Two houses a street apart can price very differently, and it usually comes down to these.

The lake, the trail, and the hills.
Waterfront Park sits on Lake Minneola in the middle of town, with the South Lake Trail running along the water and on toward Winter Garden. The National Training Center draws endurance athletes here year round, which is why you will see more cyclists on these roads than anywhere else in Central Florida. Downtown, Montrose Street keeps the small brick-and-awning scale that most Florida towns traded away.
The Citrus Tower has stood on the ridge since 1956, back when the view was groves in every direction. Most of those groves are neighbourhoods now, which is the short history of why Clermont grew.

Why is Clermont hillier than the rest of Florida?
Clermont sits on the Lake Wales Ridge, an ancient sand ridge that runs down the middle of the peninsula. It gives the city genuine elevation change, which is why you see long climbs on the trail and why so many homes here have a view worth paying for. It also means lots and drainage vary more street to street than they do out on the flat, so a walk of the property matters.
How far is Clermont from Orlando?
Roughly 25 miles from downtown Orlando, mostly on SR 50 or the Turnpike. Plenty of our Clermont clients commute toward Orlando or Winter Garden, and the trade is straightforward: more land and more elevation for your money, in exchange for a longer drive than you would have from Horizon West.
