Isleworth, Windermere.
A staffed gate, an Arnold Palmer golf pedigree, and shoreline on the Butler Chain. Isleworth is the address the rest of Orlando's luxury market measures itself against.
Guard gated · Roughly 600 residences · Updated August 2026
Isleworth is a roughly six hundred acre guard gated community on the Butler Chain of Lakes, built around the private course Arnold Palmer and Ed Seay first laid out in the 1980s. Tavistock Group took over in the early 1990s and spent the next two decades filling it with the custom estates the name is now known for.
The community holds roughly six hundred residences, many with water on one side and fairway on the other. The golf has been reworked and refined more than once since Palmer's original routing, and the club, not the HOA newsletter, is the center of social life here. This is also the address that made Windermere famous well beyond Florida: the tour professionals, athletes and executives who settled behind this gate gave the town its reputation, and the community has guarded its privacy carefully ever since.
Everything around it is covered in our Windermere guide: the Butler Chain, the schools, and the other five communities that come up in nearly every search here.
What the estates are worth.
There is no production housing in Isleworth. The stock is custom, much of it built from the mid 1990s through the 2000s during the Tavistock years, with a steady trickle of new construction and full renovations since. Mediterranean is the default vocabulary; newer builds lean transitional and modern.
As of mid 2026, most closed sales land roughly between $3 million and $6 million. Direct Butler Chain lakefront trades well above that, with trophy sales past $10 million. Inventory is thin, usually fewer than a dozen homes at once, so some of the best purchases here happen quietly.

The right buyer, honestly.
Isleworth fits buyers who want the most private, most established address in Central Florida and can carry it without strain: serious golfers, families who value real security rather than the appearance of it, and owners who think of a home in decades rather than years. It is a place where neighbors leave each other alone, which is precisely the appeal.
It does not fit everyone, and we say so. Buyers who want new community energy, walkable restaurants and a calendar of neighborhood events are usually happier in Hamlin. Families who want the gate and the golf at a lower entry point, with more children on the streets, usually end up touring Keene's Pointe first. Both comparisons are ten minutes from our front door, and we make them without a thumb on the scale.
What we'd tell a buyer.
-
Price the renovation before the offer
Much of Isleworth was built twenty to thirty years ago. An original condition estate can look like a bargain against renovated comps until you price the work honestly, and at this scale the work is rarely under seven figures. We walk these homes with an investor's eye because Vlad renovates property with his own capital.
-
Not all water is equal
Direct skiable Butler Chain frontage, a lake view across a fairway, and a pond lot carry very different premiums, and resale treats them very differently. Which lake, which shoreline and which exposure matter more here than square footage.
-
Confirm the club picture first
Ownership and club membership are separate matters, and the club's structures and fees change. We confirm the current requirements directly with the club before our clients write anything, so the full cost of living here is known up front.
-
Be positioned before the listing appears
With inventory this thin, some Isleworth homes change hands without much of a public life. Being represented, financed and specific about what you want before a home surfaces is how the quiet purchases happen.
What buyers ask us.
How much do homes in Isleworth cost in 2026?
As of mid 2026, most closed sales land roughly between $3 million and $6 million. Smaller or original condition homes occasionally trade below that band, and direct Butler Chain lakefront trades well above it, with trophy sales past $10 million. Inventory is thin, usually fewer than a dozen homes at once, so the range moves with whatever happens to be listed.
Is Isleworth guard gated?
Yes, staffed around the clock, and access is genuinely controlled, which is a large part of why athletes, executives and public figures have chosen it for decades. Even showing a home requires arrangements in advance, which is one reason buyers here work with an agent who handles the logistics.
Does buying here include club membership?
Home ownership and membership in Isleworth Golf and Country Club are separate matters, and the club's structures and fees change over time. We confirm the current picture directly with the club before our clients write an offer, so nobody is surprised after closing.
Isleworth or Keene's Pointe?
Isleworth is the more private, more established and more expensive of the two. Keene's Pointe is larger, more family oriented, and starts at a lower price point around its Jack Nicklaus course. The honest answer depends on budget, golf habits and how much privacy you actually want, and we are glad to make the comparison specific to you.
Are there renovation opportunities?
Yes, and they are some of the most interesting buys in the community. Original condition estates from the 1990s and 2000s come up regularly, and the spread between dated and renovated is enormous here. Pricing that work honestly before you offer is exactly what we do with buyers.
Buying or selling behind the gate?
We live in Windermere and treat every closing, at any price point, like it is our own money on the table. At this price point, especially.
