The Short Version

Hamlin is the village Horizon West was planned around: the one that holds the town center, the lakefront dining, and the corridor of new construction that keeps West Orlando's builders busy. It carries a Winter Garden address, sits in the Horizon West master plan, and answers to both names.

The center of gravity is Hamlin Town Center on Lake Hancock. Publix and Walmart handle the errands, the Cinépolis dine-in cinema handles date night, and the waterfront restaurant row keeps adding names. Around that core, the residential streets are young: townhomes, single family homes and executive builds, nearly all of them constructed since the mid 2010s, with builder phases still opening. The 429 puts Disney a few exits away, close enough that fireworks over Lake Hancock are a nightly event rather than an outing.

What the streets sell for.

The stock splits three ways: townhomes near the town center, production single family homes in the surrounding communities, and larger executive and lake view homes at the top. Because so much of it is new or nearly new, condition is rarely the question; lot, position and builder are.

As of mid 2026, recent area medians have sat in the mid to high $500s. Builder pricing and incentives move month to month, which changes the effective numbers faster than any table can.

Who It Fits

The right buyer, honestly.

Hamlin fits buyers who want new: new roof, new systems, new schools, new restaurants, and a warranty instead of a renovation budget. It fits relocating families who need the move to be simple, theme park and healthcare professionals who commute on the 429, and first time buyers using the townhomes as the entry point to a growing corridor.

It does not fit buyers who want mature oaks, acre lots or silence; construction is part of daily life here for a few more years, and HOA structure is universal. For established estates and lakefront, look east to Keene's Pointe or Isleworth, a fifteen minute drive and a different century of Windermere real estate.

  1. Never visit a model home alone

    The agent in the model works for the builder, and the first visit is when your representation gets registered. We negotiate lot premiums, upgrade pricing and closing cost incentives with Horizon West builders regularly, and it typically costs you nothing extra to have us in the room.

  2. Run the resale-versus-new math

    A three year old Hamlin resale often carries the upgrades, blinds, fence and landscaping that would cost tens of thousands at the design center, at a better effective price than the shiny base model. The answer flips whenever a builder's incentive package gets aggressive, so we run it fresh each time.

  3. Read the full monthly cost, not the price

    HOA dues and any district assessments vary from community to community here, and two similar homes can carry noticeably different monthly costs. We pull the actual figures for every home we show, because the payment is what you live with.

  4. Buy position inside the village

    Walkability to the town center, which school the street feeds, and distance from the 429's hum are what separate Hamlin homes at resale. The village is young enough that these premiums are still settling, which is an opportunity for buyers who choose carefully.

What is Hamlin Town Center?

Horizon West's retail and dining hub on Lake Hancock: Publix and Walmart for the errands, the Cinépolis dine-in cinema, waterfront restaurants, and family entertainment that keeps expanding. It is the closest thing this corridor has to a downtown, and living near it is starting to show up in resale values.

Is Hamlin in Winter Garden or Horizon West?

Both. Hamlin is the town center village of the Horizon West master plan in southwest Orange County, and it carries a Winter Garden address. Searches for Hamlin FL, Hamlin Winter Garden and Horizon West all point at the same streets, which confuses relocating buyers constantly.

New construction or resale?

New construction gets you warranties and incentives but often base pricing plus expensive upgrades and a wait. Resale gets you completed upgrades, a fenced yard and an established street, often at a better effective price. Is there golf near Hamlin?

Hamlin itself is not a golf community, which keeps its fees simpler than the Windermere gates. Orange County National, a large public golf facility, is a short drive away, and the private clubs of Windermere are about fifteen minutes east for those who want them.
