Horizon West is still one of the busiest new construction corridors in Florida. In August 2026 more than ten communities are actively selling, from Toll Brothers, Pulte, Dream Finders, Taylor Morrison, M/I Homes, Ashton Woods, DRB and Del Webb, with advertised starting prices from the low $400s to just under $700K, and finished homes trading past $1 million.
The activity clusters in two places. Around Hamlin, the town center village, Dream Finders and DRB are selling walkable single family homes near Lake Hancock. South of it, the Ovation master plan has become the corridor's biggest story: four builders selling side by side, from Toll Brothers townhomes in the $430s to their Retreat collection near $670K.

The communities, priced.
These are advertised base prices, checked August 2026. The number you actually pay adds the lot premium and the design center, and subtracts whatever incentive the builder is running that month. Two communities that were selling this spring, Silverleaf Reserve Bungalows by Meritage and the Ashton Woods phase of Parkview at Hamlin, have already sold out. This corridor moves.

Your first visit decides your representation
Builders register you on the first visit. Walk in alone and the friendly agent in the model, who works for the builder, becomes the only professional in your deal. Bring us and it costs you nothing extra: the builder pays our fee, the price does not change, and you get someone negotiating lot premiums and incentives for your side of the table.

The base price is an invitation, not a number
The advertised price buys the base floor plan on the cheapest lot. A usable lot and a realistic design center package routinely add tens of thousands. Ask for the full price sheet with lot premiums before you fall for a floor plan, and budget from that number, not the banner.

Incentives are where the real negotiation lives
Horizon West builders rarely cut base prices; they compete through incentives, usually rate buydowns or closing costs tied to their in-house lender. Some months that package is worth taking, some months an outside lender beats it. We run that math against the current offers, not last quarter's.

Inspect it anyway
New does not mean flawless, and county inspections are not a substitute for your own. We tell every new construction buyer to pay for independent inspections at pre-drywall and again before closing. Finding a problem while the builder still owns it is the cheapest repair you will ever get.

Compare against the three year old resale
The same floor plan a street over, three years old, often comes with the fence, blinds, gutters and landscaping the design center charges dearly for. Some months the resale wins, some months the builder's incentive flips it. We run both before you commit to either.

What does new construction cost in Horizon West in 2026?
As of August 2026, advertised starting prices run from the low $400s for townhomes and compact single family plans to the high $600s for Toll Brothers' Retreat collection at Ovation, with most communities starting between $425,000 and $555,000. Finished homes with lot premiums and upgrades regularly close well above the advertised base, and luxury builds pass $1 million.
Which builders are active in Horizon West?
Toll Brothers, Pulte Homes, Dream Finders, Taylor Morrison, M/I Homes, Ashton Woods, DRB Homes and Del Webb all have communities selling as of August 2026. The heaviest concentration is in the Ovation master plan, where four builders sell side by side, and around Hamlin near the town center.
Do I pay more if I bring my own agent to a builder?
No. The builder pays the buyer's agent fee and the purchase price does not change. What changes is who is negotiating: without your own agent, the only licensed professional in the transaction represents the builder. The catch is registration, since most builders require your agent to accompany or register you on the first visit, so call us before you go, not after.
Is there 55+ new construction in Horizon West?
Yes. Del Webb Oasis is the corridor's active 55+ community, with advertised pricing from the high $300s to low $400s as of August 2026, resort amenities, and the same Disney-adjacent location the rest of Horizon West trades on.
Should I use the builder's preferred lender?
Sometimes. Builder incentives are usually conditional on their in-house or preferred lender, and the package can be worth real money. But the rate and fees still have to compete. We have buyers get a full quote from an outside lender and compare total cost over your realistic hold period, then take whichever wins.
