West Orlando Housing Market Report, September 2026
Prices held, homes took longer to sell, and rates climbed back toward 7 percent. Here is what the August 2026 numbers say about Windermere, Winter Garden, Horizon West and Clermont.

The short version
August was a flat month for prices and a slower month for speed. Across the Orlando metro the median sale price was $400,676, down from $410,494 in July and just under the $403,222 of August 2025. Inventory sat at 12,144 homes, or 4.9 months of supply, up from 4.4 in July. Homes averaged 64 days on market.
In West Orlando the story is the same with bigger numbers. Values barely moved, and the time it takes to go under contract stretched out. Priced right, homes still sell. Priced for last spring, they sit.

These sources measure different things. A Zillow typical value is an estimate across all homes, and a Redfin or ORRA median comes from homes that actually closed. Compare each market to its own history, not to the line above it.
Windermere
The typical Windermere home is worth about $707,000, with homes going pending in about 40 days. In June that pending figure was about 29 days, so the market has slowed through the summer. For sellers this is the number that matters most: your first two weeks on the market carry more weight than they did in spring, and a price reduction in week six costs more than pricing right in week one.

Winter Garden
The typical Winter Garden value is about $567,000, and homes are going pending in about 36 days, a little faster than Windermere. Homes near Plant Street and inside the golf cart district still carry the premium. More in our Winter Garden guide.
Horizon West
Redfin puts the Horizon West median sale price at $589,610 for the three months to August, essentially unchanged from a year earlier. The details show a buyer friendly tilt:
- Median days on market: 43, one day longer than a year ago
- Sale to list ratio: 97.8 percent
- Sold above list: 8.1 percent
- Homes with a price drop: 40 percent
Resale sellers here compete directly with builders. Clermont
Clermont sales picked up. Redfin shows a median sale price of $453,350 for the three months to August, up 3.5 percent year over year, and 273 homes sold in August against 217 a year earlier. Homes are taking longer, though: 48 median days on market, up from 34. The sale to list ratio was 98.6 percent and 18.4 percent of homes sold above list. More in our Clermont guide.
The Orlando metro picture
The Orlando Regional REALTOR Association reported these August 2026 figures on September 14:

Of the 2,478 sales, 1,929 were single family homes at a $436,456 median and 549 were condos and townhomes at a $301,071 median. The overall median was down about 0.6 percent from August 2025 by our math. Fewer sales, more supply and steady prices: that is a market adjusting, not falling.
Rates
Freddie Mac's weekly survey had the 30 year fixed at 6.95 percent on September 17, 2026, up from 6.76 percent the week before and 6.26 percent a year earlier. ORRA cited rates near 6.7 percent through August. Every quarter point changes what a buyer can carry, which is why builder rate buydowns are doing so much work in Horizon West right now.
What we would do with this
If you are selling: price to the last 60 days of closed sales on your street, not to the spring headlines, and have the house fully ready before it goes live. In a market with 4.9 months of supply, the first two weeks decide the outcome.
If you are buying: you have more room than you did in spring. Nearly every metric here says homes are taking longer, and a home past 30 days is a home where the seller is listening. Get fully approved first so you can move when the right one shows up.
If you are weighing new construction against resale, run both. Some months the builder incentive wins, some months the three year old resale down the street does.
